Boatowners at Chelsea Reach have proposed a cooperative acquisition of the Chelsea Yacht and Boat Company Ltd (CYBC) after its holding company entered administration with debts exceeding £100 million. Our goal is to secure long-term stability for the houseboat community and prevent further commercial redevelopment that over the last decade has undermined its historic character.
The initiative has support from key stakeholders, including the Port of London Authority, the Royal Borough of Kensington and Chelsea, local MP Ben Coleman, and civic groups such as The Chelsea Society and The Cheyne Walk Trust. These parties are concerned about preserving the cultural heritage and established use of this stretch of the River Thames.
Residents propose a cooperative ownership model in which the community manages the moorings for the long term benefit of boatowners and the local area. This approach would align ownership with occupancy, ensure decisions reflect residents’ needs and preserve the site’s historic character. No more Moffat Mega Boats!
Chelsea Reach is a long-standing residential mooring community operating within a complex regulatory framework. Its river works licence has less than 20 years remaining and may shift to a short-term rolling basis. The land at Old ferry Wharf is owned by the local council on a short lease to CYBC. The prospects for any investor are challenging and complicated by ongoing legal disputes with boatowners which have already cost millions of pounds in legal costs over the last ten years and remain unresolved.
CYBC is the oldest working boatyard in London and has supported a mooring community for over 75 years, since the post war housing crisis. Houseboats are classified as chattels rather than real estate and require significant maintenance, making traditional property valuation models unsuitable and increasing operational costs.
A cooperative model offers a practical path forward by providing stability, reducing conflict, and enabling responsible management. The residents’ association has been professionally run through a limited company, Chelsea Reach Boatowners Association Ltd, for almost a decade and has a fully developed credible acquisition plan
